How often do you have to spray "trouble areas"? I manage an aparment community that has a pet area & receiving complaints about the urine odors.

The effects are immediate. Spray, and the odor is gone. With one dog, I don't have to use it too often, but with a pet area, you should consider weekly at first. I purchased the large refill, mixed it, and put it in one of those garden sprayers (the kind you fill, pump up with air, then walk around spraying) It holds two gallons, you don't use a lot, and it dries quickly. It's definitely worth a try.

Not as long as it is properly diluted. Animal hospitals and rescues that I work with use it to clean cages, carpets, rooms, let it set 10 minutes, then let it dry. Of course do not spray it directly on the animal and let the area completely dry before you let the animals back in the area. If you click on the pic above it will let you read the back of the bottle and the ingredients for specific instructions.

Does it come with a sprayer?

This one did not come with a sprayer.

Can I use it full strength to begin?

I had to buy the sprayer for it. You need water to help activate the enzymes to break down the bacteria that causes the smell.
